What is this service?

Construction project management is managing a building project from start to finish so that it is completed to the planned time, budget and quality: defining the scope, estimating and tracking cost, setting up the programme, coordinating designers, contractors and suppliers, measuring progress on site and reporting to the owner.

DEMAFT provides this service on behalf of owners and investors. We put our own contracting experience, a management team that knows how the work is actually done on site, on the owner’s side.

Construction project management

Which problems does it solve?

  • 01

The owner not seeing the real state of the work, its progress, cost and risks, in time.

  • 02

The budget growing out of control as the work progresses.

  • 03

Issues falling between designers, contractors and suppliers with no one owning them.

  • 04

A programme that stays on paper, with delays noticed too late.

  • 05

An investor who lives abroad or is busy elsewhere and cannot follow the site.

How is it carried out?

Project management starts with a survey and needs analysis: the owner’s goal, budget and timeline are defined, and the existing design and site are reviewed. Costs and quantities are then estimated, the programme is set up, and it is decided which contractors will do the work under which contract structure.

Throughout execution, progress on site is compared with the programme and the budget; when deviations appear, the causes and options are reported to the owner. Decisions belong to the owner; project management provides the right information for those decisions in time.

Which phases does it cover?

  1. 01

    Survey and needs analysis

Goal, budget, timeline and the existing condition.

  2. 02

    Cost and quantities

Item-by-item quantities, unit prices and an estimate.

  3. 03

    Work programme

The sequence and duration of work packages and the critical path.

  4. 04

    Contractor and supplier selection

    Defining scopes and comparing bids.

  5. 05

    Site coordination

Managing crews, materials and interfaces; stage inspections.

  6. 06

    Reporting and handover

Regular progress reports on the owner’s behalf; handover inspections.

What you gain

  • You see the status, budget and risks in writing at every stage.
  • Deviations are spotted early and options are put on the table in time.
  • Issues between designers, contractors and suppliers always have an owner.
  • A team that knows how the work is done on site is on your side.
  • An owner investing from a distance can still follow the project.
DEMAFT

How DEMAFT runs it

DEMAFT has worked as a contractor on housing, villa, stadium, public building and shooting range projects in Türkiye, Kyrgyzstan, Algeria, Cameroon and the United States. In project management we put that experience on the owner’s side; on a private residence renovation in Üsküdar, Istanbul, we were responsible for project management.

Our approach rests on transparency: item-by-item quantities and costs, a written process and regular progress reports. The owner knows at every stage what they are paying for and where the work stands.

Frequently asked questions

What is the difference between project management and contracting?

The contractor builds the building and is responsible for doing the work. The project manager works on behalf of the owner: they monitor whether the work is going to plan, control cost and programme, and report to the owner.

When should project management start?

The best results come when it starts with the survey and needs analysis, before designs and bids are obtained, because that is when the biggest influence on cost and time lies.

Do you work on behalf of investors abroad?

Yes. Regular progress reports let an owner abroad follow the project. We work in Turkish and English.
