Villa and private mansion construction

On villas and mansions we design and carry out the finishing trades, from timber cladding, natural stone, bespoke furniture and lighting to bathrooms, spas and landscaping. We have worked in Bishkek, Yaoundé and Maryland.

What is this service?

What gives a villa its value is usually not the structure but the quality of the finishing trades: timber doors, panelling and ceilings, natural stone and marble, bespoke furniture, lighting, bathrooms, spa and pool, external areas and landscaping. Villa construction means carrying out these trades exactly to the design, in step with each other and to one quality standard.

DEMAFT takes on both the whole building and the finishing trades on villa and mansion projects. We do not only install the finishing works; we also design their details, so the idea in the architectural design is carried through on site with the same care.

Which problems does it solve?

  • 01

Timber, stone, furniture and lighting done by separate firms whose details do not match.

  • 02

The material specified in the design being replaced with another product on site.

  • 03

Delays when bespoke items (furniture, panels, ceilings) are not planned for measurement and installation order.

  • 04

An owner living abroad who cannot follow progress remotely.

  • 05

Kitchen, bathroom, basement or facade renewal in an existing villa leaving living space unusable for too long.

How is it carried out?

We first discuss the owner’s expectations, the architectural design and the budget; material and detail choices for the finishing trades start at this stage. The quote is itemised: timber, stone, furniture, lighting and wet-area works each appear on separate lines.

On site, the structure and services are planned around the needs of the finishing trades: lighting points, furniture dimensions and stone cladding details are set out in advance. Every material and detail is submitted for approval before installation, the work proceeds with stage inspections and is completed with a pre-handover checklist.

Which phases does it cover?

  1. 01

    Brief and design

The owner’s wishes, the architectural design, the budget and material preferences.

  2. 02

Drawing the timber, stone, furniture and lighting details and approving samples.

  3. 03

    Structure and services

The frame, walls and services planned around the finishing trades.

  4. 04

    Finishing works and bespoke items

Timber doors, panelling and ceilings, natural stone and marble, bespoke furniture, lighting.

  5. 05

    Bathrooms, spa, pool and exterior

Wet areas, spa and pool, landscaping and external works.

  6. 06

    Inspection and handover

Pre-handover checklist, clearing snags and turnkey handover.

DEMAFT

How DEMAFT runs it

We built the private luxury mansion in Bishkek from structure to finishes; its bespoke and finishing works included timber wall panelling and doors, a domed marble-clad entrance hall, a billiard room, a salt room and bespoke lighting. In Yaoundé we built a turnkey private mansion, including the structure and finishing works. In Maryland, USA, through our licensed affiliate CNK Contracting LLC, we renovated kitchens, bathrooms, basements and facades in about 20 villas.

Fine craftsmanship is one of our principles: we work in detail on timber panelling, natural stone, bespoke furniture and lighting, with material and detail approval, stage inspections and a pre-handover checklist.
